Reliable valuations are necessary for lenders, investors, and advisors to make sound investments. Like real estate, no two clients or their needs are exactly alike. Patrick Valuation Advisors tailors our valuation services to meet the needs of our clients. Whatever the need, our valuation services assist our clients to confidently make sound real estate decisions.

 

Appraisals

Appraisals are essential for many clients. Patrick Valuation Advisors have experience with a broad array of property types and are able to competently provide reliable valuations to fit our client's needs. Primary property types include medical office, office, retail, industrial, and development land. We also have experience with several types of special use properties including lumber processing facilities and wastewater treatment plants.

Fair Market Value / Market Rent Analysis

We work with health care organizations to provide Fair Market Value reports for use in leasing of medical properties. Our reports are developed for use for Stark Law and anti-kickback statute compliance. Our clients include hospitals, regional and national health care providers, as well as individual medical offices looking to relocate or expand.

We also team up with property managers, investors, and businesses to provide market rent analyses on other property types, most commonly office and retail properties. Leases can be complex documents, and our reports help guide our clients in negotiating key lease terms.

Right-of-Way, Eminent Domain, and Corridor Appraisals

Right-of-way/Eminent Domain appraisals are often required when a condemning authority seeks to expand or create new public projects. Projects typically include road, bridge, and highway construction or expansion, electric, water, sewer, or gas pipeline easements, or aviation easements and acquisitions. We have represented property owners and condemning authorities on such projects, which often require litigation support and expert witness testimony in addition to valuation analysis.

Corridor Appraisals are similar to Right-of-Way appraisals but often span long distances. Common corridor valuations include rails-to-trails projects and other linear parks as communities strive to maximize usable green space for their residents. Corridor valuations may also lead to litigation support and expert witness testimony.

Litigation Support and Consulting

We work with attorneys, not as an appraiser but on a consulting basis to aid the attorney in winning a case for their client. This role includes:

  • Educating the legal team on USPAP and appraisal methodology or terminology

  • Assisting in formulating questions for depositions and trials

  • Reviewing appraisal reports for their expert witness as well as opposing appraisal reports

  • Exposing weaknesses in valuation methods employed

  • Researching additional sources for evidence

  • Assisting in preparation of exhibits

 

Often, attorneys will ask their appraiser/expert witness to assist in some or all of these tasks, potentially jeopardizing their credibility as an independent and unbiased third party. Hiring a Litigation Consultant will isolate your appraiser/expert witness from these compromising situations.​

Consulting and Advisory

Not all valuation assignments require appraisals. We advise clients who need valuation support but do not need appraisal reports. These assignments vary by client but include operating expense analysis, market research, and feasibility analysis.

Joe began working in the commercial appraisal field in 2007 in Birmingham, Alabama and has experience in the valuation of complex projects located within Alabama, Georgia, and Mississippi including:​

 

  • FMV analyses for national and regional health care providers

  • Electric transmission line right-of-way projects

  • Medical leasehold valuation cases

  • Rails-to-trails corridor projects

About

Patrick Valuation Advisors is based in Carrollton, Georgia and specializes in commercial real estate valuations across Georgia and Alabama.​ 

 

Joe Patrick, MAI founded Patrick Valuation Advisors in 2021. Joe earned his BBA from The University of Georgia's Terry College of Business in 2004 with a major in Real Estate. He has experience working in the legal and financial real estate sectors and holds his real estate salespersons license in the State of Georgia.

 

Joe holds the MAI designation from the Appraisal institute and is a Certified General Real Property Appraiser in Alabama and Georgia. He has served in numerous leadership roles within the Alabama Chapter of the Appraisal Institute, including Secretary and Chairman of the Education Committee, as well as serving on multiple committees within the same organization and is a Member of the Appraisal Institute's 2018-2019 Leadership Development and Advisory Council.

​

While working on right-of-way projects, Joe has qualified as an expert witness in multiple jurisdictions and performed work for the United States Department of Justice, Alabama Department of Transportation, and numerous county and city governments, property owners, and public utilities.

​

Joe has worked with multiple regional and national health care providers providing appraisals and fair market analyses for over 15 years in both Alabama and Georgia. These projects include specialty medical offices, imaging centers, clinic space, surgical centers, as well as both on and off-campus medical offices.
